VP of Asset Management

Our real estate construction company is looking to add a Vice President of Asset Management to our team. The Vice President of Asset Management will lead the property management team, consisting of on-site
staff and regional managers, through the day to day property operations for our diverse portfolio. This role
must work closely with all departments to ensure properties are operating at the highest levels of service
and operational efficiency. This position will report to the CEO.

REQUIRED SKILLS, ABILITIES AND KNOWLEDGE:
: Bachelor’s degree from an accredited institution, preferably in Business, Real Estate or related
field
: Any combination of education, training and experience which provides the required knowledge,
skills, and abilities to reposition real estate assets and maximize asset value
: 8 + years of experience in multi-family property management
: 7+ years of progressive management experience
: Expert experience with affordable housing, tax credit and compliance
: Certified Apartment Manager or active candidacy for similar designation preferred
: Proven success in budgeting, financial management, team development and performance
management
: Ability to problem solve, think analytically and make strategic decisions
: Must have excellent oral and written communication skills to communicate effectively
: Must be able to present industry related knowledge in front of an audience or conduct company
presentations
: High degree of integrity, discretion, confidence, motivation and resourcefulness
: Outstanding service mentality (proactive, responsive)
: Ability to thrive in a fast-paced environment, handle high-pressure situations and deadlines and
render practice advice in a timely fashion

ESSENTIAL JOB FUNCTIONS:
: Establish and maintain close working relationship with Regional Managers, Property Managers
and other operations staff.
: Responsible for the development and implementation of comprehensive programs, initiatives and
strategies that promote the achievement of optimal operational, financial and overall
organizational performance.
: Oversee the performance of a diverse portfolio.
: Create and execute preventive maintenance programs across the portfolio.
: Oversee and monitor customized operation plans to increase property value through annual
preventative maintenance plans, regular inspections, identification of potential loss and safety
risks and space utilization.
: Manage expenditures through effective contract negotiation and risk management.
: Develop and implement a plan for each property to ensure highest possible net operating income
through effective budget creation and leasing and marketing strategies.
: Review monthly operating statements and collaborate with Regional and Property management
to prioritize issues and develop action plans to address challenges.
: Utilize asset management resources and cash flow projections to maximize property returns for
investors.
: Research, collaborate, select and implement appropriate technology platforms to increase
employee productively, improve operation plans, forecast property improvement needs and
increase revenue.
: Processing requests for modifications of documents.
: In conjunction with HR, direct and guide property management team through the employment
cycle to include recruitment, hiring, onboarding, development, performance management, goal
setting, discipline, and termination. Develop and maintain effective communications processes
between owners, senior leaders, and the operations team.
: Travel to properties as needed to ensure Company standards are in place and being followed.
: Any other duties and/or tasks that may be assigned.
: 20%-50% travel required; may require night or weekend accessibility.
